Why a hands-on inspection matters
Two Temple Terrace houses roofed in the same year can be in very different shape. A roof under heavy oak cover stays damp and grows algae, while one in open sun bakes and becomes brittle. Paperwork tells you neither.
On the roof we bend shingles at the edges, judge how much protective grit remains, check every nail line, vent and flashing joint, and look closely for lifted tabs and soft decking. Tile roofs get checked for cracked or shifted pieces and for how much water the surface is absorbing.
