Gentle by method
We never put a pressure washer on a roof. Every surface is cleaned at low pressure, and everything around the house is covered first.

Each service stands on its own, and many roofs only need one of them.

We get up on the roof, test the shingles or tile, and give you a candid recommendation with a price attached.

For the barrel and concrete tile common on older Temple Terrace homes: a careful clean, then a clear protective seal.

Temple Terrace is one of the leafiest places around Tampa, and that canopy is lovely until you look at the roof underneath it. Shaded slopes hold moisture, so algae and moss move in. The open slopes take the full Florida sun, which bakes the oils out of asphalt shingles and leaves them brittle.
We deal with both. Algae comes off with a low-pressure soft wash that leaves the protective grit in place. Brittle shingles get a plant-based treatment that soaks back into the asphalt so they flex again. Tile, common on the older Mediterranean-style homes here, gets cleaned and sealed instead.

The cost of the agreed work is explained on the phone or at the roof before anything is booked, with repairs listed apart from treatment.
Washing, small repairs, treatment and later check-ups all come from us, so nothing falls between contractors.
Weathered yet intact asphalt shingles typically gain five to seven extra years of service from a single application.
We ask about the roof, its rough age and what you have seen.
Shingles or tiles are tested, flashing and vents checked, and growth noted.
You hear which work is worthwhile, which is not, and what it costs.
Done on a dry day, with beds, gutters and the drive protected throughout.
A visit confirms it, but these are good clues.
The longer algae sits, the more it holds moisture against the shingles. A soft wash now is simpler than a bigger job later.
When there is algae or moss, yes. Treatment needs a clean, dry surface, so we soft wash first and come back once the shingles have dried out.
It helps them hold on to the granules that are left, which slows the loss. It cannot replace granules that have already washed away.
The shingles need to be asphalt, aged but intact, with no leaks. We confirm it on the roof by flexing shingles and checking the grit cover.
Treatment itself usually takes a few hours. A wash or a tune-up adds time, and we tell you the plan for the day in advance. You do not need to be home.
Much less, because nothing is torn off or replaced. Your exact price depends on the roof's size, pitch and any washing or repairs it needs, and you hear it before booking.
Our crew limits how much of the roof is walked and treads lightly on older shingles. On tile we walk only where tiles can take the weight, and we point out any fragile areas.
No. The treatment is for asphalt shingles only. We clean and seal concrete and clay tile, but metal and flat roofs are outside the work we take on.
If we find popped nails, cracked pipe boots or missing shingles, yes. They are quick fixes, priced separately so you can see where the money goes.
